Free Initial Consultation: Some architects do not charge for an initial consultation (on site or via telephone), and we are typically willing to help someone figure out what course of action might be appropriate when planning a project.

Feasibility Study: Sometimes people wonder: What can be done or can anything be done (per zoning, code, budget, etc)? This study can help a project find direction.

Full Architectural Services: can include most of the following:
Programming: This is the step where we define what needs to be done. Some clients have done this already, others do this with the architect. Part of this is the client's wish list.
Pre-design: At this stage we figure out what are the limits are as well as suveying what we have to work with: site analysis, feasibility, existing conditions survey, budget, zoning, code analysis.
Schematic Design: Working from the results from the "program", or list of requirements, the architect creates designs which get revised per client feedback and input. Each design is accompanied by a preliminary construction estimate.
Design Development: This is where materials & products are being selected, and we figure out how the project is going to be built. Some of this this phase is combined with schematic design.
Construction Documents: Detailed drawing are created to communicate to the builders what they need to know to price and then build the project. CD's serve as part of the legal documents that comprise the contract between client and builder. This set of drawings is used for permit application with the town.
Bid Review: If desired, the architect can help evaluate and compare bids from contractors.
Construction Administration: This is where the architects checks up on the construction progress and helps advise the client and contractor about whether everything looks okay or not. Typically the architect acts as the clients agent.

Limited Services: A more streamlined and piecemeal approach where the client does some of the legwork can be more affordable.
Getting Started: After clients have developed a list of what they want, they meet with the architect to discuss.
Existing Conditions: Scaled drawings of the existing building are created by architect (a measure-up).
Feasibility: Depending on the project, some amount of zoning research usually needs to be done. For example, whether a home can be expanded depends on local zoning, e.g. set-backs, floor area ratio, site coverage, height limits, etc. Sometimes the client has done this research already.
Schematic Design: Architect creates designs per the clients requirements, then we meet, review, and revise over and over until the designs are just right.
Construction Documents: For builder to bid and build by. Sometimes in a streamlined process, the architect selects materials and products which can be revised by client later. Builder estimates sometimes creates opportunity or necessity to scale down the project or seek less expensive materials. This set of drawings is for permit application with the town.
Construction Administration: On an as needed basis; when client or builder has questions.

Interior Design and/or Landscape Design: High impact projects integrate interior and/or landscape design along with the architectural.
Bid Evaluation: Sometimes comparing contractors bids can be a confusing undertaking. An architect can help evaluate.
